Blackrock Residential is the Edmonton general contractor for owners who already control the land. Gary Fehlauer leads the company. If you have a 4-plex through multiplex, a house on the owner’s lot, or a small apartment, and the owner needs a builder who will sign a stipulated-price contract, confirm funding, and take Deposit 1 before crews mobilize, we are the constructor. We are not a free joint-venture partner and we are not the owner’s lender.
Your drawings stay yours. If the owner still needs drawings, that is a separate market-rate agreement. We do not pay referral fees. We do not invent a past working relationship.
When to call
A clean owner, not a fishing trip
The owner controls the lot or is days from closing. The product is a house, 4 to 24 wood-frame units, or a small apartment in Edmonton, St. Albert, Sherwood Park, Spruce Grove, or Stony Plain. There is a cash or construction-lender path. Someone can sign. They will meet a deposit schedule.
The owner wants the builder to buy the lot or guarantee rents. There is no funding path. Another builder wants a second crew. The ask is a price to shop with no land and no signer.
We reply the same business day on business days. A form is not a contract. Crews do not go to site until there is a signed agreement, funding confirmation, and Deposit 1 in our account.
What the owner will see
Direct construction costs, plus a 10 percent builder fee, plus 10 percent for overhead and supervision, plus 20 percent for contingency, inspections, and overruns. GST extra. If final costs beat the contract price, savings are split half to the owner and half to us. Same cash rules on every job.
Public project pages already list a Qualico 4-plex, a Slokker 6-plex, a LEAR 7-plex, a Sunshine 22-unit apartment, and a 60-unit apartment in Laurel. Diligence is the contracts and photos, not a slogan.
