Blackrock Residential is the hired builder when the owner already controls the land. Gary Fehlauer leads the company. We build houses, multiplexes, and small apartments under a written stipulated-price contract. Work starts after funding is confirmed in writing and the first deposit has cleared. If a later deposit is late, work stops.
We do not underwrite the loan. We do not speak for the lender. We do not promise CMHC insurance, rents, or lease-up. Drawings, if the owner still needs them, are a separate market-rate agreement.

Contract, funding, then crews
The price is the number in the written contract.
Signed agreement. Funding confirmation. First deposit in the account before we mobilize. Later deposits fund the phases. The same rules apply if the owner is a related company. We are not the owner’s lender and we do not buy the lot.
Edmonton, St. Albert, Sherwood Park, Spruce Grove, and Stony Plain. Typical hired work is a house on the owner’s lot, or 4 to 24 wood-frame units. Larger apartments only when crew and paper are in place.
