Blackrock Residential is the Edmonton general contractor for owners who already control the land. Gary Fehlauer leads the company. We build houses, multiplexes, and small apartments under a written stipulated-price contract. We start after funding is confirmed in writing and Deposit 1 has cleared. If a later deposit is late, we stop. We do not underwrite the loan. We do not speak for the lender. We do not guarantee MLI Select, rents, or lease-up.
What we give the owner and the lender is a constructor who will sign, take deposits by phase, and build the drawings. Drawings, if still needed, stay on a separate market-rate agreement.

Paper a credit file can use
Contract, funding, deposits. Then crews.
Owner paper is direct construction costs, plus a 10 percent builder fee, plus 10 percent for overhead and supervision, plus 20 percent for contingency, inspections, and overruns. GST extra. If final costs come in under the contract price, savings split half to the owner and half to us.
Signed agreement. Funding confirmation. Deposit 1 in the account before mobilize. Later deposits fund the phases. Same rules on related companies. We are not the owner’s lender and we do not buy the lot.
Edmonton, St. Albert, Sherwood Park, Spruce Grove, and Stony Plain. Wood-frame and missing-middle. Typical hired-builder product is 4 to 24 units, or a house on the owner’s lot. Larger apartments only when crew and paper are clean.
