Blackrock Residential is the Edmonton general contractor for people building a house they will occupy, on land they already control. Gary Fehlauer leads the company. You keep the title. We build under a written stipulated-price contract. We start after funding is confirmed and Deposit 1 has cleared.
This is not a house we own and sell. We do not buy your lot. We do not finance the build.
Do we fit?
A home on your lot, not a brochure
A lot you own or are days from closing. A new house, a custom home on your drawings, or a duplex you will live in. Edmonton, St. Albert, Sherwood Park, Spruce Grove, or Stony Plain. Cash or a construction lender. Someone who can sign. Ability to meet the deposit schedule.
Owners who want us to buy or joint-venture the lot. Projects with no funding path. A house we would own and sell. Other builders looking for crews. Landowners putting up a multiplex they will rent — that door is For landowners.
If you cannot fund the job or will not pay deposits on schedule, we are not the right builder.
What we build for you to live in
New homes on your lot. Custom homes on your drawings. Same cash rules as every other job: stipulated-price contract, funding confirmation, deposits by phase, stop-work if a deposit is late. Direct costs plus a 10 percent builder fee, 10 percent overhead and supervision, and a 20 percent contingency and inspections allowance. GST extra. If final costs beat the contract price, savings are split half to you and half to us.
Public project pages already list a Qualico 4-plex, a Slokker 6-plex, a LEAR 7-plex, a Sunshine 22-unit apartment, and a 60-unit apartment in Laurel. Those are owner jobs. The same paper applies to a house.
