How an Edmonton owner hires Blackrock
Blackrock Residential is an Edmonton general contractor. Gary Fehlauer leads the company. We build houses, multiplexes, and apartments for owners in Edmonton, St. Albert, Spruce Grove, Sherwood Park, and Stony Plain. You own the land. We build under a written stipulated-price contract. We start after funding is confirmed and the first deposit has cleared. If a later deposit is late, we stop. If the job comes in under the contract price, the savings are split half to you and half to us.
If you cannot fund the job or will not pay deposits by phase, we are not the right builder.

Who is Blackrock Residential?
Blackrock Residential Corp. is a local Edmonton builder. We are hired as general contractor. Framing is one phase of a full build. The public project pages already list a Qualico 4-plex, a Slokker 6-plex, a LEAR 7-plex, a Sunshine 22-unit apartment, and a 60-unit apartment in Laurel.
Who should hire us?
An owner or developer who already controls the land or the deal and needs a builder for a house, a multiplex, or an apartment package. We are not a free partner on the lot and we are not a lender.
How do you price a job?
Direct construction costs, plus a builder fee of 10 percent, project overhead and supervision of 10 percent, and a contingency, inspections, and cost-overrun allowance of 20 percent. GST is extra. You will not see a line that says profit markup.
When do you start work?
After a signed construction agreement, funding confirmation, and Deposit 1 cleared in our account. We do not start on pay-me-when-it-leases.
What is the deposit schedule?
Typical multi-family ladder, adjusted per job, before GST: mobilization 20 percent, structure 20 percent, envelope 20 percent, interiors 20 percent, substantial performance 15 percent, final 5 percent. Smaller home, framing, or renovation jobs may use 30 / 30 / 30 / 10.
What happens if a deposit is late?
Work stops. Crews leave the site. Work resumes when the deposit and any remobilization costs are paid. That protects this job and the other owners in the queue.
What if the job comes in under budget?
If final costs are less than the contract price, the difference is split half to the owner and half to Blackrock. Unused contingency is part of that true-up.
Do you only frame?
No. We take full builds and we also take defined framing packages. Both follow the same contract and deposit rules.
How do I start?
Bring a site address or drawings. We outline scope, the contract path, funding confirmation, and the deposit schedule before any crew is booked.
