Blackrock Residential is the Edmonton general contractor for owners who already control the lot, or are days from it. Gary Fehlauer leads the company. You keep the title and the asset. We build under a written contract, with funding confirmed and Deposit 1 cleared before crews start.
We do not buy your land. We do not finance it. We are not a free partner on the lot.
Do we fit?
Land, paper, deposit, then we build
Land under control or days from closing. A house, 4-plex through 24-unit wood-frame, or a small apartment. A cash or construction-lender path. Someone who can sign. Ability to meet the deposit schedule.
Owners who want us to buy or joint-venture the lot. Projects with no funding path. Spec inventory we would own and sell. Other builders looking for crews.
If you cannot fund the job or will not pay deposits on schedule, we are not the right builder.
What we build on your land
Custom and new homes on your lot. Multi-family from 4-plex through multiplex. Apartment work for the owner of the building. Same cash rules on every job: stipulated-price contract, funding confirmation, deposits by phase, stop-work if a deposit is late. Direct costs plus a 10 percent builder fee, 10 percent overhead and supervision, and a 20 percent contingency and inspections allowance. GST extra. If final costs beat the contract price, savings are split half to you and half to us.
