What we renovate

Home renovations and additions

Substantial work on a house you already own. Additions, full-home renovations, and rebuilds that need a general contractor, not a single trade.

Multi-family renovations

4-plex, multiplex, and small apartment renovations for the owner of the building. Suites, interiors, envelope, and conversion work on land you already control.

Apartment renovation and restoration

Renovation and restoration for the building owner. The apartments page already names a large apartment restoration (Trimount). New construction stays on that page.

How a renovation is hired

Bring the address, what you want changed, drawings if you have them, and how the work will be paid. We ask who signs. Drawings from us, if you need them, are a separate market-rate agreement. Price on owner paper is direct costs, plus 10 percent builder fee, 10 percent overhead, and 20 percent contingency and inspections. GST is extra.

We are not a kitchen-and-bath mill. We do not buy shared homeowner leads. We do not finance the renovation. We do not invent a warranty. We do not start without a deposit.

Do you do home renovations in Edmonton?

Yes. Blackrock Residential is an Edmonton renovation contractor for owners. We take substantial home renovations and additions on a house you already own, under the same contract, funding, and deposit rules as a new build.

Can you renovate a multiplex or apartment building?

Yes. Multi-family and apartment renovations are hired the same way as a new 4-plex or apartment: you own the building, we are the general contractor, and work starts after Deposit 1.

How do you price a renovation?

Direct construction costs, plus builder fee 10 percent, overhead and supervision 10 percent, and contingency, inspections, and overrun 20 percent. GST is extra. If final costs beat the contract price, savings are split half to you and half to us.

Do I pay a deposit before renovation work starts?

Yes. Work starts after a signed agreement, funding confirmation, and Deposit 1 cleared. If a later deposit is late, work stops.

Are you a kitchen and bathroom remodeler?

No. A single-room cosmetic remodel is not this page. If the work needs a general contractor — a house, an addition, a multiplex, or an apartment building — that is the job. Kitchen or bath work can sit inside that contract. It is not the product we advertise on its own.
